Property buyers often see the claim that there are 40,000 villas for sale in Bali. Before using that number to judge supply, negotiate a price or forecast returns, we recommend asking a simpler question: what exactly was counted?

Are 40,000 villas really for sale in Bali?

Short answer: treat the 40,000 figure as an unverified market estimate, not an official Bali property-supply statistic. We have not located a reproducible government dataset that defines 40,000 active villa sale listings by collection date, property type, location and duplicate-removal method.

That does not mean Bali has little property supply. It means a credible count must separate operating accommodation, completed homes, off-plan units, land, leasehold opportunities and repeated advertisements. Without those definitions, the headline cannot tell an owner whether a specific villa in Canggu, Ubud, Uluwatu, Seminyak, Sanur, Jimbaran or another Bali micro-market is competitively positioned.

BPS Statistics Bali Province publishes a table titled Number of available accommodations, rooms and beds in non-star hotels and other accommodation by Bali regency/city, 2025. BPS also publishes Bali Province in Figures 2026.

We use those publications for their defined statistical purpose. They are useful for understanding the accommodation sector and regional context, but they should not be relabelled as a count of villas for sale. A property can be a residence, an operating accommodation business, an off-plan unit, a long-term rental or a sale listing; those categories are not interchangeable.

  • Listing data helps describe asking inventory on the sources observed on a specific date.
  • Transaction data helps describe completed deals within the covered records.

A better way to measure Bali villas for sale

If we were reviewing a sale-inventory dataset, we would require the following fields before drawing a conclusion:

  2. Verify the legal and spatial-planning position. Use the official OSS Interactive RDTR as one government reference, then ask a qualified Indonesian notary/PPAT and relevant professionals to verify the specific parcel, tenure, permits and intended use.
  3. Build a local comparable set. Match location, property type, construction stage, tenure, size, bedrooms and facilities. Remove duplicate advertisements.
  4. Separate asking price from completed value. An advertised price is an offer, not evidence that a transaction closed at that amount.
  5. Test operating suitability. Review access, maintenance needs, guest fit, realistic available nights, staffing and operating costs before discussing rental potential.
  6. Model scenarios, not promises. Keep acquisition, setup, financing, taxes, reserves and operating costs visible. Do not treat island-wide supply or tourism figures as a guaranteed return.
