Bukit Vista Bali Villa Management Fee Explained

Updated 15 October 2026. Package details checked against our current pricing page.

Bukit Vista’s 20% villa management fee applies to Inspired Investment, our full-management package. It covers marketing, bookings, guest communication and management of daily operations. You still budget separately for the costs of running your villa.

The fee is calculated on your property’s accommodation revenue, before taxes and operating expenses. Any platform service fee charged to the guest on top of your accommodation price is excluded. Here is what that means in practice.

How the 20% villa management fee is calculated

Accommodation revenue × 20% = Bukit Vista’s management fee.

The amount a guest pays can include a platform service fee on top of your accommodation price. That extra guest fee is not part of the revenue shared between you and Bukit Vista. Our pricing and fee calculation page explains the same basis for all packages.

Illustrative example: IDR 10 million in accommodation revenue

This is a calculation example, not a revenue forecast or an actual owner statement. Assume accommodation revenue is IDR 10,000,000 and a platform adds an illustrative IDR 1,500,000 guest service fee. The guest service fee is an assumed amount, not a fixed Airbnb rate.

ItemIllustrative amount
Accommodation revenueIDR 10,000,000
Example platform service fee added to the guest’s billIDR 1,500,000
Total paid by the guest in this exampleIDR 11,500,000
Revenue used to calculate the management feeIDR 10,000,000
Bukit Vista fee: IDR 10,000,000 × 20%IDR 2,000,000
Owner’s share before taxes and operating expensesIDR 8,000,000

The IDR 8 million is not your final profit or necessarily your bank payout. Applicable taxes, property expenses and any other agreed charges or adjustments still need to be accounted for. Ask for a sample owner statement so you can see how these items affect the amount you receive.

What is included, and which expenses are separate?

Full management means we coordinate the work of running your property. It does not mean the fee pays every bill. For example, managing housekeeping and paying for cleaning supplies are different parts of the operating budget.

Included management workExpenses to budget for separately
Property marketing, pricing and booking enquiriesAny separately priced services or approved third-party charges, as set out in your proposal
Guest communication and quality assuranceGuest supplies, laundry and other stay-related running costs
Management of daily operationsStaff salaries, utilities, pool and garden upkeep, maintenance and repairs
Performance reporting through BV GOApplicable taxes and other property-specific expenses identified in your agreement

Your proposal should explain who pays each expense and how it appears in your reporting. Ask separately about host-side booking-platform charges, payment-processing fees, refunds and cancellations. A platform fee added to the guest’s bill should not be confused with a charge deducted from the host’s revenue.

See our Bali villa management service for how the team supports owners. The exact staffing plan, maintenance responsibilities and spending approvals should be agreed for your villa.

How the 20% package compares with other options

The main choice is how much day-to-day responsibility you want to keep. These are the packages listed on our current Bali pricing page, checked on 15 October 2026.

PackageManagement feeWho manages daily operations?
Inspired Branding15%You or your team; Bukit Vista provides marketing and booking support.
Inspired Branding Quality10% for qualifying propertiesYour team, following an assessment of proven operational quality.
Inspired Investment20%Bukit Vista manages bookings, guest experience and daily operations.

All three percentages use accommodation revenue as their basis and exclude platform service fees added on top for the guest. Taxes and property running costs remain separate. If your existing team runs the villa well, ask about marketing support. If you want daily operations managed too, discuss Inspired Investment.

Contract terms and the conditional fee guarantee

Inspired Investment currently has a minimum three-year contract. Its termination and handover terms are confirmed in your proposal and agreement. The 60-day termination notice displayed for Inspired Branding should not be assumed to apply to Inspired Investment.

The Money Back Guarantee applies only to eligible Inspired Investment partnerships. If performance falls below the agreed benchmark during the first three months, eligible management fees may be refunded, subject to the guarantee terms. Your agreement confirms eligibility, the benchmark and refund terms.

This is a conditional management-fee refund. It does not promise owner profit or investment returns, and it does not mean all property costs will be refunded.

What to ask before signing

  • What work will you handle for my villa? Agree on staffing, guest support, maintenance coordination and reporting.

  • How do refunds and platform charges affect my statement? Confirm the calculation and timing in writing.
  • What happens if I leave the partnership? Review notice, termination, existing bookings and handover responsibilities.
